1. About AllProperty.lk

AllProperty.lk is an online real estate platform that connects property owners, agents, buyers, and tenants.
The platform offers two distinct services:

1. Platform Membership Service – Users independently view listings and access contact details.

2. Broker / Property Connection Service – AllProperty.lk directly facilitates contact between parties and charges a commission.

AllProperty.lk does not own properties unless explicitly stated and does not act as a seller, buyer, landlord, or tenant.

2. Eligibility

You must be at least 18 years old and legally capable of entering into contracts under Sri Lankan law to use this Website.

3. User Accounts

• Users may create an account to post listings or access platform features.

• You agree to provide accurate, current, and complete information.

• You are responsible for maintaining the confidentiality of your login credentials.

• All activity under your account is your responsibility.

4. Platform Membership Service

• Certain features, including viewing property owners’ contact numbers, are available only to paid members.

• Membership fees are charged solely for access to platform features, not for any specific property.

• Purchasing a membership does not guarantee:

  • Property availability

  • Accuracy of listings

  • Owner response

  • Successful rental or sale

• Properties may become unavailable before or after membership purchase.

• Membership fees are non-refundable under all circumstances, including but not limited to:

  • Property unavailability

  • Owner non-response

  • User dissatisfaction

• Members may continue to view and contact other listed properties during their active membership period.

5. Broker / Property Connection Service

• For selected properties, AllProperty.lk may act as a broker or intermediary.

• Membership is NOT required for broker-facilitated properties.

• In such cases, AllProperty.lk may:

  • Share contact details of buyers/tenants and property owners

  • Coordinate introductions and communication

• A broker or service commission may apply and will be disclosed in advance.

• Commission is charged for introduction, coordination, and facilitation services only.

• Payment of commission does not guarantee:

  • Property availability

  • Final price or rental terms

  • Successful completion of a transaction

• AllProperty.lk is not a party to the final agreement between buyer/tenant and owner unless explicitly stated in writing.

• Broker/service fees are non-refundable once the facilitation service has been provided.

6. Property Listings & Availability

• Listings are submitted by property owners or agents.

• AllProperty.lk does not verify ownership, legality, pricing, or condition of properties.

• Property availability may change at any time without notice.

• Users are responsible for confirming all details directly with the owner.

7. User Conduct

You agree not to:

• Post false, misleading, or illegal listings

• Misuse contact details obtained through the platform

• Harass, threaten, or spam property owners or users

• Use the platform for unlawful or unauthorized purposes

Violations may result in account suspension or permanent termination without refund.

8. Intellectual Property

All content, branding, software, design elements, and materials on AllProperty.lk are owned by or licensed to AllProperty.lk.
Unauthorized reproduction, distribution, or commercial use is prohibited.

9. Disclaimer of Warranties

AllProperty.lk is provided on an “as is” and “as available” basis.
We make no warranties, express or implied, regarding:

• Listing accuracy

• Property availability

• Transaction success

• User satisfaction

This disclaimer applies to both membership-based and broker-facilitated services.

10. Limitation of Liability

To the maximum extent permitted by law, AllProperty.lk shall not be liable for:

• Financial loss or damages

• Missed opportunities

• Disputes between buyers/tenants and property owners

• Losses arising from unavailable, inaccurate, or withdrawn listings

11. Indemnification

You agree to indemnify and hold harmless AllProperty.lk from any claims, damages, losses, or legal expenses arising from:

• Your use of the platform

• Your interaction with property owners or users

• Your violation of these Terms or applicable laws

12. Governing Law & Jurisdiction

These Terms shall be governed by the laws of Sri Lanka.
All disputes shall be subject to the exclusive jurisdiction of the courts of Sri Lanka.

13. Modifications to Terms

AllProperty.lk reserves the right to modify these Terms at any time.
Continued use of the platform after changes constitutes acceptance of the updated Terms.
